These Terms and Conditions (“Terms”) outline the rules, obligations, and responsibilities between Bovell Luxury Rentals Ltd (“we”, “us”, or “our”) and guests (“you”, “your”) who book or stay at our properties, including Wavertree Hotel and associated accommodations.
By making a booking or staying with us, you agree to comply with these Terms.

Bovell Luxury Rentals Ltd operates serviced accommodation and private-room stays across London. We pride ourselves on offering clean, comfortable, and secure accommodation for short- and long-term guests.

2. Bookings & Payments
• All bookings are subject to availability and confirmation.
• Bookings can be made directly or through third-party platforms such as Airbnb, Booking.com, Expedia, and others connected via Hostaway.
• Full payment is required at the time of booking unless otherwise agreed.
• Guests are responsible for ensuring that all information provided during booking is accurate and complete.
• We reserve the right to cancel or modify bookings in the event of unforeseen circumstances (e.g., maintenance issues, overbooking, or safety concerns). In such cases, guests will be offered an alternative room or a full refund.

3. Check-In & Check-Out
• Check-in time: 3:00 PM onwards
• Check-out time: 10:00 AM
• Early check-in or late check-out may be available upon request and subject to availability. Additional fees may apply.
• Self-check-in via lockbox or smart lock access may be used for security and convenience. Guests will be provided with a temporary access code valid only during their stay.

4. Guest Responsibilities
• Guests must treat the property, its contents, and other residents with respect.
• Noise should be kept to a reasonable level at all times, particularly between 10:00 PM and 8:00 AM.
• The property is strictly non-smoking. Smoking indoors will result in a cleaning fee of £150.
• Guests are responsible for the actions of any visitors they invite to the property.
• Illegal activities or behaviour that causes disturbance to neighbours or other guests will result in immediate termination of stay without refund.
• Shared spaces (kitchen, living room, garden) must be left tidy after use.

5. Use of Facilities
• Guests may use the kitchen to prepare meals and are asked to clean up after themselves.
• Laundry facilities are available for guest use. A small fee may apply for washing and drying to cover utility costs.
• Guests are responsible for the safe storage of personal belongings.
• The property includes smart locks and CCTV at entry points for guest security. No CCTV is placed in private areas.

6. Damage & Loss
• Guests must report any damage, breakage, or malfunction immediately.
• Guests are liable for the cost of any damage caused during their stay, whether accidental or deliberate.
• We do not accept responsibility for the loss or theft of personal belongings left unattended on the premises.
• A cleaning or repair charge may apply if the property is left in an unreasonable condition.

7. Cancellations & Refunds
• Guests may cancel up to 14 days before check-in for a full refund.
• Cancellations within 14 days of check-in may be subject to partial or no refund, depending on the booking platform’s policy.
• Refunds are processed via the original payment method and may take up to 10 business days to appear.
• No refunds are given for early departures or no-shows.

• All properties are equipped with smoke detectors, fire extinguishers, and first aid kits.
• Guests must familiarise themselves with emergency exits and safety procedures upon arrival.
• Tampering with safety equipment is strictly prohibited and may result in eviction or legal action.

9. Maintenance & Access
• We reserve the right to enter the property for maintenance, safety, or inspection purposes, with reasonable notice (typically 24 hours).
• In case of emergencies, access may be required immediately without prior notice.
• Guests will be informed of any scheduled repairs or works that may affect their stay.

10. Business Operations
• Bovell Luxury Rentals Ltd operates as a registered UK business offering short-term accommodation and hospitality services.
• The company is compliant with all relevant UK housing, safety, and licensing laws.
• Any disputes arising under these Terms shall be governed by the laws of England and Wales.

11. Liability
• We are not liable for any injury, loss, or damage sustained by guests, their visitors, or their property except in cases of proven negligence on our part.
• Use of all facilities, including stairs, appliances, and shared areas, is at the guest’s own risk.
• Guests are advised to obtain suitable travel or personal insurance prior to their stay.
